The screening reality
Texas apartment communities pull consumer credit reports through TransUnion SmartMove, Experian RentBureau, or vendors like RealPage and AppFolio. Each report shows your score, collections, charge-offs, late payments, and debt-to-income picture. Some PMCs run those numbers through a hard cutoff — below X, auto-deny. Others use a conditional approval band: you’re approvable, just with a risk fee or a larger deposit.
