How We Got a Houston Renter With a 2021 Broken Lease Approved in Under a Week
A real look at how we matched a Houston renter with a paid broken lease to a LeasingDesk-friendly community and closed the gap in five days.

The situation
A Houston renter contacted us in June 2026 with a broken lease from November 2021 — balance paid, but still surfacing on their rental history through RealPage LeasingDesk. Two apartment applications denied. $130 in application fees gone. Move-in deadline: 10 days.
What we did
We pulled the LeasingDesk record language for the specific community that reported the broken lease and confirmed the balance had been marked “paid” (as of March 2022). Two of the three prior denials came from communities that only pull LeasingDesk — the broken lease surfaced as unpaid on their older cached record, even though it was paid.
We knew of five Houston-area communities that:
- Screen through LeasingDesk and pull the current status (not cached)
- Accept paid broken leases with a zero-balance letter
- Sit inside the renter’s rent range
We coached the renter to get a paid-in-full letter from the collections agency that had handled the balance in 2022, then applied to the community with the fastest turnaround.
The outcome
Approved in 5 days. Signed a lease at a garden-style community near the Medical Center. Total application fees this round: $50. Total cost of not calling us sooner: $130 in fees + two weeks of housing anxiety.
Why this works
Most broken-lease denials come from applying to communities that either don’t distinguish paid from unpaid on their vendor report, or pull a stale record. The renter had already done the hard work — paid the balance and had documentation. They just needed to be pointed at the right communities.
