## Why July and August matter

Texas apartment turnover peaks in July and August. Families move before the school year starts. Lease renewals cluster at year-end and mid-summer. And for second-chance renters — anyone with bad credit, an eviction, a broken lease, or a criminal record — this window changes what’s available.

## What the summer window means for challenged renters

More turnover means more second-chance approvals. Communities that would normally take three weeks to make a decision are approving in days because they need to backfill units. Some Dallas Uptown high-rises that never publicly advertise “second chance” quietly approve renters with risk fees in July-August who would be denied in February.
