## Sound familiar?

These are the situations we solve every day.

Auto-denials even after a Chapter 7 discharge when your current income is strong

Not knowing that some communities read a discharged bankruptcy as a cleaner slate than active collections

Active Chapter 13 reducing your usable income in ways PMCs don't always understand

Bankruptcy included debt to a prior apartment, so it shows as both bankruptcy and a broken lease on screening

A Chapter 7 or Chapter 13 bankruptcy stays on your credit report for seven to ten years, and many property managers treat it as an automatic denial even when your current income is strong. But bankruptcy is a court-supervised process, and some communities actually view a discharged bankruptcy more favorably than active collections — the debts are resolved, so it can read as a cleaner slate.

## Chapter 7 vs. Chapter 13

**Chapter 7** is the “fresh start” bankruptcy. Non-exempt assets liquidated, unsecured debts discharged. Once discharged, your credit shows the bankruptcy but the underlying debts are gone. Many Texas PMCs read this favorably — no active collections, and the discharge order is public evidence the process is complete.

**Chapter 13** is the reorganization bankruptcy. You keep your assets and follow a court-approved repayment plan (usually 3-5 years). While the plan is active, your disposable income is reduced by the trustee payment. Communities that approve active Chapter 13 verify income after the plan payment — so a $4,000 income minus a $600 trustee payment is really $3,400 of usable income for rent.

 and

 for the details.

## The overlap trap

If your bankruptcy included debt to a former apartment community, it may show up as **both** bankruptcy and a broken lease on screening. Some PMCs weigh those together as one issue; others treat them as two separate red flags.

We handle that overlap — see our

broken lease apartment locating

[/broken-lease/ →](/broken-lease/)

 page for the rental-history side.

## How we solve it

We find communities that don’t auto-deny bankruptcy at all. For Chapter 7, we match with communities that treat the discharge as resolved. For active Chapter 13, we find communities that verify income after plan payments. We advise you on discharge paperwork, trustee documentation, and how to package it for the application.

## Bankruptcy is not the same as bad credit

Post-bankruptcy, your credit score often lags reality — you’re rebuilding, but the score hasn’t caught up. Some communities read bankruptcy as a **credit event that’s now over** and weight it differently than active collections that are still growing. Others don’t distinguish. We know which do.

## How It Works: 3 Steps to a Targeted Property List

1

### Chapter 7 or 13, discharged or active?

The type and status change everything. Chapter 7 discharged is easiest. Active Chapter 13 needs income-after-plan verification.

2

### We match to accepting communities

We know which Texas PMCs don't auto-deny bankruptcy and which read discharged Chapter 7 as a resolved slate.

3

### You apply with discharge docs

Trustee documentation and discharge paperwork are your ally. We coach you on presenting them.

## Why Texas Renters Choose Our Locating Service

### Chapter 7 vs. Chapter 13

Discharged Chapter 7 is easier to place than active Chapter 13. Some communities weigh them the same; some don't. We know which.

### Bankruptcy + broken lease overlap

If your bankruptcy included debt to a former apartment, it may show as both bankruptcy AND broken lease. We handle both.

### Post-discharge credit rebuilding

Even 30-60 days post-discharge, some communities approve. We know which ones weight time-since-discharge.

## What Renters Say After Getting Approved

Real outcomes from real people with similar situations.

★★★★★

"My Chapter 7 discharged six months ago and I still couldn't get approved anywhere. They found a Houston PMC that reads a discharge as a clean slate. Moved in 10 days later."

## Frequently Asked Questions

Can I rent after Chapter 7 bankruptcy? +

Yes, especially once discharged. Some communities read a discharged Chapter 7 as a resolved, clean slate. We find communities that don't auto-deny.

What about active Chapter 13? +

Harder but not impossible. Communities that approve active Chapter 13 verify income after your plan payment — your usable income for rent is what remains after the trustee payment.

How long does bankruptcy stay on my credit report? +

Chapter 7 stays 10 years; Chapter 13 stays 7 years. But 'stays on the report' isn't the same as 'blocks approval.' Communities differ.

What documentation do I need? +

Discharge order for Chapter 7 (or plan confirmation + trustee statement for Chapter 13). Recent pay stubs. Bank statements. We'll tell you exactly what to bring.

Can I rent an apartment while my Chapter 13 is still active? +

Yes. Many Texas communities approve renters during an active Chapter 13 repayment plan, especially with a trustee statement showing you're current on payments. We match you to communities that understand how the plan affects your usable income.
