## Why we exist

The apartment search process punishes people who've had financial setbacks. A single bad screening result, bad credit, a broken lease from years ago, a dismissed eviction, a discharged bankruptcy, sends applicants to the auto-deny pile at community after community.

Plenty of Texas property managers use flexible screening. Some skip hard credit cutoffs. Some accept guarantors. Some accept older or dismissed evictions with a risk fee. The problem isn't that these communities don't exist. It's that renters can't find them without knowing PMC policies from the inside.

## How we get paid

The service is 100% free to renters. Apartment communities pay us a referral fee — typically one month's rent or a percentage — from their advertising budgets when a renter we refer signs a lease. This replaces what they'd spend on ILS listings (Apartments.com, Zillow), Google Ads, or other marketing.

What about the "will they steer me to expensive apartments" concern? We work within your stated budget. Steering someone into a unit they can't afford means no signed lease and no fee for us. Our incentive is your successful move-in, not the size of the unit.
